Lawrence Kansas Real Estate Foreclosure Bought at Half Price!!

814 E. 13th St, Lawrence Kansas real estate came on the market February 25th, 2008 for $187,900 as a foreclosure.  The price was adjusted to $179,900, then $174,900, then $149,900, then $129,900, then $124,900, then $106,900, then $100,900 which was when I brought an offer in for $91,750. 

The foreclosure bank countered with $97,000 and my buyer countered with $95,000 which was accepted.

Now one might guess this house was falling apart or had some major issues.  Well it wasn't and it didn't!  Inspections conducted showed a report of a very solid house with no major issues.  

It is a two story, early 1900's, 2400 sq ft, 5 bedroom home with wood floors and lots of woodwork.  Sure it needs some clean up, some decent paint colors instead of pea soup green, etc. but this was an awful lot of house for the money. 

So, how does one go about buying a house for under $40 per square foot when the rest of Lawrence Kansas real estate sells for above $100 per sq ft and buying it for half the original asking price? 

It takes a lot of research, patience, and time.   I provide this research information on homes only to my clients so they can benefit from my hard work.  A couple of days ago, I had a phone call from an AtchisonKansas Realtor who wanted to know what below appraisal homes I had.  I explained that this info was for my clients only and she followed up with "You mean you won't give it to me?"  I couldn't believe that she was basically asking me to do her work for her and then let her buyer benefit rather than my buyers' benefit!  

Anyway, this isn't just a one time occurrence.   776 N. 1485 Rd. was originally on the market for $269,900 in August 2003.  The price was adjusted down to $254,000 and then the listing expired in November 2003.  The seller lost the house to foreclosure and it came back on the market at $234,300 on June 11, 2008.  My buyers put in an offer of $215,000, the foreclosure bank countered at $230,000, my buyers countered at $218,000 and the offer was accepted.

Last weekend I found a foreclosed house for $155,000 that was a good deal for it but then all of a sudden the price dropped to $126,000.  I called and emailed my investors and one of them put in an offer that was countered and accepted 48 minutes after the foreclosure bank opened on Monday.  There were some very disappointed Realtors that I beat out and one that got very angry with the listing agent.

Hi Rob, This post caught my eye and I thought I might make contact with you.  I buy houses in the KC area and do a lot of Lease Options.  I am interested in the Lawrence area because the drive is about the same as driving to the JoCo area for me.  I am a licensed RE Agent but do not have access to Lawrence MLS.  I would be interested in deals you may have.
