The best area of Kansas to buy a home for re-sale value and highest appreciation is found in Douglas County Kansas with Lawrence being number 1, Eudora being number 2, and Baldwin being number 3.
October 2007 brought the sale of only 68 Douglas County homes which was up from last month's 49 homes and down from August's 136 homes and July's 184 homes. Average DOM (days on market) was 93 which is down from 94 last month. Homes being SOLD for the next several months, on average, should take at least three months to sell. When you subtract the usual 30 days until closing, homes are really only on the market for about 63 days.
Lawrence Kansas Real Estate had 55 homes SOLD up from only 43 homes SOLD in September. The average October price was $232,820 up from September's $202,208. The past two months have been way down from 115 in August with an average price $191,756 and also July which had 155 homes sell with an average price of $185,161 but the prices have been averaging higher. Average DOM for Lawrence was 86 days vs. 85 days in September, 70 days in August, and 68 days in July.
For Lawrence, $1,225,000 was the highest price and $70,000 was the lowest price which were the same figures for the whole county.
Northwest Lawrence had 16 homes SOLD with an average price of $236,541 and average DOM was 149.
Northeast Lawrence had 6 homes SOLD with an average price of $264,992 and average DOM was 30.
Southwest Lawrence had 16 homes SOLD with an average price of $305,743 and average DOM was 85.
Southeast Lawrence had 17 homes SOLD with an average price of $149,329 and average DOM was 47.
Rural Lawrence had 4 homes SOLD with an average price of $287,250 and average DOM was 134.
