When I do open houses for other agents (very seldom), they pay for the ad and I take stuff along with to work on.
When I do open houses for my sellers (also very seldom), I hold the open house for 5 to 15 minutes per home and do the opens all on the same day. I advertise them on a generic http://www.douglascountyopenhouses.com/ website I own so there is no cost involved. My son designs the website and updates the open houses and shown by appointment listings and sells advertising to others in the real estate industry.
I have received buyers from both of these processes but have never sold the home where I held the open house to one of the visitors. I have sold other houses to the visitors. When I explain this to my sellers, they are more than happy not to have me do open houses and do things that are much more productive at producing a buyer for their home.
In summary and in my opinion, open houses are to get buyers for other houses and there are better ways to get buyers than holding open houses. What do you think?

I like open houses. We hold our listings open, sell the house and have very happy sellers.
If you hold an open house to sell the house, they can be very successful.
I've never sold a property during an actual open house; however, I've gotten very solid leads by doing them that did result in sales and listings. One time, I was followed to the open house by some people as I was putting up the signs. About three months later, I had listed and sold their house and they bought the one they saw that day they met me.
It seems like open houses produce different results depending on your area and other variables.
In my experience the last year has been worthless. The areas where I held my open houses were flooded with many other realtors doing the same thing. The people coming in are tired of being hounded by agents for their business.
I have only seen two homes sell from doing an open house in the last five years.
Frankly, I don't care for them but I do at least one per listing.
Ravi: Bingo, they are only successful by working your farm or an area where you list heavily.
I have held a ton of open houses and have never sold the open house. Their main purpose is to get buyer and seller leads.
