How many Realtors® have been startled (or worse) by a pet when showing a home?

I was showing a home to a couple and opened a door for them and just as I started to enter the room I saw something out of the corner of my eye.  A doberman had just slipped through a pet access flip door to the outside and was heading over toward us.

I'm thinking to myself, there was no notice on the showing instructions of any pets, the listing Realtor® had not mentioned anything, the doberman is getting closer, I better do something...

I pushed the buyers and myself back through the doorway and closed the door quickly.  I found out later the dog was very friendly.  So Realtors®, what pet stories do you have to share?  Buyers, have you been startled by a pet at a home showing before?

I called to set a showing and was advised that it was a "must confirm" due to a dog - that the owner wanted to remove from the property prior to showing. Shortly thereafter, I received the "all clear" phone call to show. Imagine my surprise when I opened the door and this dog started coming at me! I love dogs, I used to own big dogs and I'm pretty confident in my ability to handle most of them. This one was a different story. Teeth bared, spittle flying, running at us at full speed? We (Client and I) closed the door rather quickly and decided that maybe we didn't want to see this house after all.

I always ask about pets when calling to set up a showing - and, if there are pets, I ask for their names so I can formally introduce myself (hey, it's only polite!).  Seriously, knowing the names of any pets makes things much easier if you should encounter them.  But, then, at the moment, we're down to 1 dog, 10 cats, 4 hens, a rooster, 3 cows, 3 horses(one stud), 2 Donkey Girls, 1 rabbit, and a partridge in a pear tree (well, no, really, not that last - though, hmmmm . . . ).  And used to have bulls.  Not to mention the assorted possums, raccoons, foxes, etc., that come calling occasionally.  So I'm pretty much animal-proofed.

I always ask about pets before I go out on a call. I was biten when I was a kid so I am always leery about dogs I don't know, but as an inspector the worst part is finding the former pet in the crawl space.

Oh my gosh! I was showing what was advertised in the MLS as a "vacant" property. I couldn't find the lock box, so I opened the side gate and went around to the back of the house. Just as I was turning the corner, I noticed that the sliding glass door was open. I poked my head into the house and was face-to-face with this HUGE Bull Mastif! I set the world record for the 100M that day!

my favorite was the house with two indoor cats, who weren't supposed to go outside.  it was in the showing instructions. showing agent goes in, shows the house, is locking up....and sees a cat on the front porch wanting in...and immediately grabbed it up and put it in the house!  where it did NOT live!  The seller got home to find two terrorized declawed housecats hiding on top of the frig, and this wild outdoor cat-which raced outdoors immediately upon seeing an open door-had destroyed curtains, the couch, and broken the lamps.

I love the previous story about the two indoor cats!  I had a similar situation happen to me with two indoor cats that weren't suppose to be let out.  I'm allergic to cats.  My client's child opened the door, one of the cats ran out, and I had to ask my client to grab the darn thing so that I didn't "break-out".  Fortunately, he put their cat back in without incident.  Hmmm...at least I thought it was their cat!?!
