Fannie Mae No Longer Accepts Generic Pre-Approval Letters
When I learned that Fannie Mae No Longer Accepts Generic Pre-Approval Letters, I had already received the generic pre-approval letter and had written up an offer with dates in it that were based on not having to add 48 hours or more into the mix.
It turn out that Fannie Mae wants the lender to state, among other things, that they have reviewed the buyer's IRS 4506-T which takes about 48 hours to request and receive.
Buyer beware: Now that Fannie Mae No Longer Accepts Generic Pre-Approval Letters, your offer is going to take two days longer to submit. If you are wanting to be best prepared to get your offer in first on a foreclosure, best bargain property, it would be good to have me explain to you ahead of time the value of having the following items in your pre-approval letter before that "best deal" becomes available.
Here are the additional items now required on Fannie Mae properties pre-approval letters:
•1. We have reviewed the IRS 4506-T.
•2. We have reviewed the most recent paycheck stub and W-2's.
•3. We have reviewed the buyer's credit report for credit worthiness.
•4. We have reviewed the most recent bank financial statements for acceptable funds for closing.
•5. We have reviewed the borrower's income to obtain the borrowers ability to repay the loan.
