Yes, it is beautiful in Kansas! I grew up in Davenport Iowa where my brother, Lucky Lang is also a REALTOR and is #1 on Active Rain for Iowa. When I considered moving to Kansas, I had kind of the same opinion that Kansas was a flat dust bowl. Boy was I surprised when I learned that there are not very many flat places at all in Kansas and that Kansas has beautiful trees, flowers, rivers, streams, lakes, ponds, etc.!! We are in the city limits and have had foxes and bobcats visit our yard. We love it here.
Larry: From what you're saying, it seems like Kansas might be an intelligent place to relocate. Certainly, it's been getting more jobs (I don't know about Lawrence, specifically.), but if it's pretty, too...

Yes, not only a great place to relocate but also a great place to invest. I am getting my out of the area investors a 10% to 18% ROI after tax savings.
We have great appreciation on properties here long term. For instance a $104,000 house bought in March 2000 SOLD for $150,000 in 2 days in October 2006. It was listed at $160,000.
That same house if put on the market today would list for about $170,000 and would sell for $160,000.
Lawrence has a very low unemployment rate as well. We also are very consistent in the number of properties SOLD, year after year after year.

So the propert values have held...even increased a little, but the ROI is high enough that you can almost say that you're getting "paid" to "hold" until the market increases a little more sharply.
