What Say You, AR? (You've Got to List to Last)

This begins a series of blogs on "What Say You, AR?"

This blog is about the often used phrase "You've Got to List to Last".

How many Rainers agree and how many disagree with this statement?  Please provide concrete examples of why you agree or disagree.

Here's my thoughts to start this off.  Taking the time to find listings whether it be by looking for unrepresented sellers or expireds, looking in your farming area, or whatever, I believe "You've Got to List to Last".

While I am working with over 100 buyers at any given time and hope to double that number with my next marketing campaign, there may be times when none of those buyers are ready to write a contract.  With several listings, I still feel like I am making progress when I schedule showings from buyer agents and negotiating those contracts as they come in.  Without my Lawrence Kansas real estate listings, I could have a day off now and then.  Maybe this is not a bad thing?  I do believe I could survive with working with just buyers but it seems to provide more of a balance and variety in my services.

What Say You, AR?  How many Rainers agree and how many disagree with this "You've Got to List to Last" statement?

With listings, buyers will come to you.  With listings, you can take control of your own schedule, and other agents will still show your properties.

You meaning Rob Lang will not last working at that pace. You will burn out physically, emotionally as well as with clients. You must list to last to have a balance in your life. It is not about how much you work but how well you succeed. 100 Buyer clients awesome, dead in the ground not awesome, time for a life priceless.

Listings are always king in any market.  You do need ot list to last.  Having the sign out with your name on it gives you a credibility factor and exposure.

I do love working with my buyers as well and try to keep a good balance.  On any given day I am working with 20 buyers but usually 4-5 of them are ready to buy.  The balance are in my 3-6 month plan.  I always try to keep my long term pipeline full as well as my short term.

You will always need Sellers and you will always need buyers.  Without one there cannot be the other but to work with just listings or just buyers can hurt your business(my opinion).

Brian, I agree with you on taking control of your schedule!

Paul, I appreciate the words of caution on overworking.  I do my best to use the systems I have set up to save time and to work smarter; not harder.  Physically I am energized when meeting people and benefit and learn from them.  Hopefully they learn a little from me as well.  Since I am blogging and commenting, I do take time off now and then to relax for AR and other refreshing activities!

Joe, branding is great with signs out and listings on busy streets are fantastic!  I almost feel like I should be paying the sellers on some locations!  I said, "Almost"!   :)

Definitely agree with your statement.  My list to sell percentage varies from 60%-70% with over 60 transactions last year.
