PropertyPreviews.com allows anyone to create FREE Real Estate Videos and "Push" your listings to multiple websites including Realtor.com, Trulia, Oodle, Zillow, New York Post MarketPlace, Military.com MarketPlace, YouTube, Wal-Mart Classifieds, Local.com, and Lycos Classifieds.

Registration was easy and I was able to bulk upload 10 photos for a 60 second show very quickly (other option is 6 photos for a 30 second show).  This is done in a very similar method as RealEstateShows for photo upload.

The nice feature that has been added is that there are pre-existing labels for the photos which can be selected such as deck, back yard, master bathroom, etc. (much faster than typing).

The website also refers to marketing your real estate property listing and video on some of these Internet Sites but doesn't state whether they will go to those sites or not so I need some investigators to find out whether they do or not.

You used to be able to buy a Sear home out of the Sears catalog.  Now we have Wal-Mart selling homes on their classifieds on their http://www.walmart.com/ website.  Powered by Oodle we have http://walmart.oodle.com/ where anyone can post their home for sale. 

Realtors can put their listings on there as well.  The website asks "What are you looking for?" and I typed in real estate.  The next question is "Where do you live?"  I typed in Lawrence KS.  I then received the 49 Lawrence Kansas real estate homes for sale. 

The listings can be sorted by best match, by distance, by price (ascending and descending), and by post date.  As I looked through the listings I was surprised to see a realestateshow that I created of a FSBO for one of my buyers.  Apparently realestateshows pushes to Wal-Mart as well as all the other websites.

So it looks as if I don't have to post my listings on the website nor will anyone else who uses www.realestateshows.com.  So Wal-Mart is going into the MLS business.  WIll Sears try for a comeback and list homes too?

I researched Lawrence Kansas area Property Investment Clubs to see who had Lawrence Kansas Real Estate Investment meetings and found that there just weren't any that met any more (one listing was found but they disbanded).

I just found a new Google tool that I will be adding to my Googloscopy class that I teach.  You call 800-466-4411 (800-GOOG-411) and you will find that Google has a free 411 service.  

Watch http://www.google.com/goog411/ to see just one way of using this tool.   While calling for a pizza place is useful, I was very pleasantly surprised when I called in and identified Lawrence Kansas as the location and asked for Realtor as the category and was told there were 8 options.  It started with number one and said "Realty Executives, Rob Lang"!!!  I'm not sure how Google's criteria put me #1 but I thought that was pretty nice.

I thought it probably rotated through various Realtors but I had different people call to test it and they all found me to be the #1 listing for Lawrence Kansas Real Estate.   You can try variables such as homes for sale, properties, sell a home, etc.

One thing you will discover is that Google is recording all of these calls and identifying your phone number with the call in.  You can delete the associations with your phone number by pressing "*".  

So have fun choosing your location and choosing Realtor as the category and the reporting back here as to where you are placed on Goog 411.

So by now I would guess most people have seen the ads that are being posted as part of the Active Rain Newsletter.  I have to admit, though, that my curiosity was piqued when I saw this one tonight.

Mary Jones just sold 5 houses this month...This Could and Should be YOU,... Learn How Here.

Well, while my curiosity was piqued, I never clicked on the ad to see what it was all about.

You see, I was blessed with three accepted offers today.  Our average price on a SOLD property for Douglas County Kansas is $185,000 and sellers for the past three months have been getting over 98% of their asking price (up from 89% of their asking price in June 2007).  My three accepted offers were $100,900 Lawrence Kansas Real Estate (foreclosure) closing on or before August 7th, $234,500 Lawrence Kansas Real Estate (foreclosure) closing on or before August 7th, and $190,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before August 15th.  While I'm not helping the county average by having $167,167 average SOLD price for these three places; it's not bad considering that two of these were foreclosures.

I realize Realtors in other areas of the country can do a single transaction that is more than these three but $501,500 worth of accepted offers in a day is a pretty good month or two here; no less a super fantastic day.

So far this month I have closed on a $330,000 home on a July 14th Lawrence Kansas Real Estate (non-foreclosure) and a $410,000 home on July 14th Baldwin Kansas Real Estate (non-foreclosure).  Besides the three closings mentioned above for the accepted offers, I also have a $160,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before July 21st, a $180,000 Eudora Kansas Real Estate (non-foreclosure) closing on or before July 31st, and a $200,000 Lawrence Kansas Real Estate (non-foreclosure) closing on or before August 2nd.

Between all of these, from July 14th to August 15th, just 1 day more than a month, I will have SOLD 8 homes so maybe you can see why I chuckled at the Active Rain newsletter ad that said Mary Jones just sold 5 houses this month...This Could and Should be YOU,... Learn How Here.

I don't know what Mary Jones is doing but I know what I am doing and it involves hard work, having a strong online presence, listening carefully to my clients, and providing outstanding service.

I agree with the ad that says This Could and Should be YOU!  May we all get busy and aim for at least five homes SOLD per month.  If Mary Jones can do it, we should be able to help clients to buy a home or sell a home too (times five!!).

I'm sure there are many Active Rainers who have sold many more homes than I have over the past month.  Share your successes below and so consumers will see that in spite of the evening news, real estate sales are alive and well.  Sellers who have Lawrence Kansas real estate homes for sale should not be afraid to put their home on the market.

Feb 2008 brought the sale of 41 homes (due to snow?); Jan 48, Dec 42, and Nov 74 homes for sale were SOLD

Baldwin (1) homes for sale were SOLD avg. price $146,000

Eudora (5) homes for sale were SOLD avg. price $164,080

NW Lawrence (16) homes for sale were SOLD avg. price $213,441

NE Lawrence (5) homes for sale were SOLD avg. price $109,175

SW Lawrence (8) homes for sale were SOLD avg. price $264,737

SE Lawrence (4) homes for sale were SOLD avg. price $143,563

Rural Lawrence (2) homes for sale were SOLD avg. price $511,950

$780,000 was the highest price and $55,000 was the lowest price of Lawrence Kansas Real Estate SOLD

Average DOM (days on market) was 143 vs Jan 119, Dec 150, Nov 117 with homes receiving 96.94% of avg. ask price vs Jan's 95.96% and Dec's 94 % which shows seller's position is getting stronger. 635 homes are on the market (same as last month) vs. 760 in Dec. (41 new homes).

$210, 814 was the average price for the county for February, Jan - $209,730, Dec - $194,078, and Nov - $246,654

I remember the first time I encountered a roundabout while driving (in Lawrence, nonetheless).  Somehow, my driver's education course in high school neglected to properly instruct me on the proper technique of maneuverment within one.  I slowly circled the loop and missed my turn.  Not wanting to look foolish, I took another turn, only to have to return for a second, successful, attempt.

Lawrence has roundabouts popping up all around town, one not far from the house below, in fact.  The KU campus has one at a main entrance that contains a fountain (that has often been bubbled or koolaided) and more are being constructed every year.  Most are fairly new (try to find some on the satellite view on Google maps and you won't find more than a couple long-standing ones).

For the record, I like roundabouts.  They seem to have a European elegance to them and Lawrence does a beautiful job landscaping them (and posting clear directions for the uninformed).

My two-story listing below has at least a couple roundabouts in sight... so any roundabout-impaired buyers beware!... but do enjoy as well.
