I really like how the owner of this home has tiled around their bathroom sink. I wonder how hard that would be to do. Our bathroom sink needs tile around the edges, one of the drywall sheets gets a little soggy from spills and I think that tile would make it look nice and fix the problem.

Homes are priceless when you really think about all of the memories they contain and all the happy events that occur there. I think about my parents home and how I would feel if they moved. It has the bedroom I slept in the night before my wedding, it was the home I came back to when I got lonely in college and it was the place where I became who I am today.

This home below is not my own, but is a special place with many memories for me and it is difficult to put a price on it.

"PADI VS SSI......Which is Better?"

My wife and I like to snorkel and decided to move up to scuba diving and are starting classes next week.  At my brother's suggestion, he said to write a blog and call it "PADI VS SSI......Which is Better?"

PADI according to my instructor stands for "Put Another Dollar In" and is the more expensive of the two classes.  PADI (Professional Association of Diving Instructors) apparently is the largest dive certification provider with the www.padi.com website.  SSI (Scuba Schools International) has the www.divessi.com website.

What I am wondering is "PADI VS SSI......Which is Better?".

Please feel free to give examples of pros and cons of each so I know which diving certification to get.  I can't be "diving" into Lawrence, Kansas, Homes For Sale, Real Estate 24 hours a day.  I have to see what real esate is available in Southern Florida and the Bahamas.

Lawrence, Kansas, Homes for Sale, For Sale By Owner -- FSBO

In talking with dozens of Lawrence, Kansas, Homes for Sale, For Sale By Owner, FSBO owners I have learned some things from them.  Many have decided to sell a home themselves to:

1) Save the commission.

2) Need the highest amount of money possible when selling a home to be their down payment for the next home they want to buy.

3) Got poor treatment or service from a Realtor at some point in the past so decided they would be a For Sale By Owner FSBO owner rather than get bad service from another Realtor.

Getting poor service from a Realtor does not mean that all Realtors give bad service.  Interview Realtors and ask them to tell you about their marketing plan and ask them to do a listing presentation.  Ask specific questions as to how they are going to get the highest number of buyers to see your home so it will sell fast.  Ask how many MLS's they will list your home on.  Ask how many websites they will put your home on.  Ask them for a free CMA that tells you your home's value.  Select a Realtor who will do more than just put your home on the MLS and put a sign in the yard.  Select a Realtor who will tell you what you "NEED" to hear not what you "WANT" to hear.

Need the highest amount of money possible when selling a home to be your down payment for the next home you want to buy simply does not make sense.  If you were getting transferred to Tokyo, the home that would cost $200,000 here in Lawrence Kansas real estate would cost $1,000,000 or more over there.  There is NO correlation between the fair market value of the homes for sale and the homes you look at when you want to buy a home.  However, many Lawrence, Kansas, Homes for Sale, For Sale By Owner, FSBO owners will price their home high enough so they will be able to get the down payment they need in order to buy their new home.  All this produces is a lot of overpriced homes for sale on the FSBO market.  They will never sell when overpriced and then they call on a Realtor to help them get their home SOLD when they have run out of time.  When that occurs, the home is branded as a former FSBO that didn't sell in the buyers' minds and they don't want to see the home.

Saving the commission is by far the #1 reason Lawrence, Kansas, Homes for Sale, For Sale By Owner, FSBO owners give when they tell me why they are trying to sell a home FSBO.  But what happens is the home buyer comes and says how much is your house and the FSBO says $200,000.  The home buyer then subtracts $25,000 off the price in their mind and that is the highest they want to offer because they "inflate" the 6% or commission to a much higher amount in their mind.  Then the buyer thinks about offering the $175,000 only doesn't want to offend the FSBO so nothing is ever offered which helps to tell why over 95% of all FSBO's evidentially list their home with a Realtor.

A good Realtor will actually be able to explain and show to you how he can "save" the FSBO their commission by getting the FSBO home SOLD at a higher price than what the FSBO could get it SOLD for themselves.

Being a Lawrence, Kansas, Homes for Sale, For Sale By Owner, FSBO owner is a lot of work.  A Realtor removes that work load so the FSBO can have time to do the things they consider important.  Sure, you can change the oil on your car yourself, but do you really want to.  I know I don't.  Sure you can run a package over to a town an hour away but more than likely it makes more sense to just mail it overnight.  There are just some things best left to the professionals and marketing and getting a home sold for the highest possible price is the job of a professional Realtor who has graduate level real estate course work and designations like myself to get the job done.  It is a full time job!

Lawrence, Kansas, Homes for Sale, sometimes turn into Expired Listings.  The reason for this is usually due to one of the following reasons:

1) Poor Location

2) Poor Condition

3) Poor Pricing

A poor location has few solutions available to homes for sale owners but the poor condition and poor pricing can be corrected.

Poor condition involves amking sure the property is cleand in ready to move in condition.  Having great curb appeal and inside appeal lends to a quick sale.  Buyers for the most part do not want a fixer upper.  They want to buy a home where they can just move their things in.  They don't want to have to install new carpet or paint walls or clean the place. 

I have found that the word "clean" has several meanings depending on who you ask.  It could mean "broom clean" which is just sweeping out the bulk on down to "you could eat off the floor" it is so clean.  For the most part, home buyers want the "you could eat off the floor" clean and will move on to the next house if it isn't clean enough for them.

Fixing things is not high on their list either.  They don't like to see holes in screens, holes in walls, broken/cracked windows, etc.  You don't have to remodel the place but just make it to where the buyer won't pass on your house for the next house due to an easy fix.

Poor pricing is by far the reason why homes for sale do not get SOLD.  You need to get a Realtor who will tell you what you "NEED" to hear and not what you "WANT" to hear about the proper pricing of your home.  I am known for having homes for sale marked "SOLD" and not forever "Homes For Sale".  There are all kinds of tricks to proper pricing where the buyer gets the price they want and yet the home owner gets their home SOLD for the highest price possible.

Victorian Homes Lawrence: The One That Got Away--The One Yet To Come

Victorian Homes of Lawrence Kansas are very popular homes and are grabbed up quickly because only a few come on the market a year.

1501 Rhode Island, Lawrence Kansas, however, was one Victorian Homes of Lawrence Kansas that got away.  Pocket doors, stained glass, three floors of wood floors, a country home kitchen and style within blocks of campus and downtown.Lawrence Kansas Real Estate, Victorian Lawrence,homes for sale

Through a combination of unfortunate circumstances, two different buyers and this Victorian home's seller ended up failing to close a transaction.  The owner now has other plans for the Victorian home to benefit the community and has taken the home off the market.

So while this is one that got away, there is another Victorian Home of Lawrence Kansas yet to come.  I hope to have this new listing some time in the next week and will post more then.  The one yet to come will be $280,000 and has had a complete makeover and yet the home maintains its mid to late 1800's look throughout this Victorian Home.

I am guessing we won't have a "this one got away" repeat and that this one is going to be grabbed up.  The Victorian Home history, the person who had the home built, the people who have lived there, and the 14 year restoration story as told by the current owner of this Old West Lawrence, Victorian Home For Sale, is going to be something to keep an eye out for and follow this blog for updates.

Lawrence Kansas Foreclosures and Best Bargains in the Area

Buyers are always asking me how to find properties to buy that are the best bargains on the market that are way below appraisal. Well, you could search the web and view hundreds of websites claiming to have below appraised properties but the best answer is to become a client of a Realtor who looks for the best bargains available.  I have properties that I monitor that are the best deals in the area of the Lawrence Kansas Foreclosure market.  They are at least $10,000 below county appraisal and some are more than $50,000 below county appraisal. Many are fixer upper places while others are in great shape but the sellers are motivated.

Quite often properties that have the best value come on the market and are immediately SOLD because clients of Realtors are called first and sometimes are told about a property before it comes on the market.

Here are some examples of what happens. For the first example, on Saturday August 9th, early in the morning I found one of the homes for sale that had just been reduced in price from $160,000 to $126,000 which made it about $40,000 below appraisal. I knew this one would not last very long so I immediately sent out this email to my clients who were looking for a property like this.

"110 Acorn Dr is a Eudora Kansas real estate foreclosure that is now only $126,000, dropped yesterday from $160,000. It is appraised at $171,700 (2007) which is based on what seller paid for it in 2006 when it was bought brand new (built in 2005). Hopefully the seller didn't do too much damage to it in the less than two years he was in this new house. It has 1803 sq ft which makes the current asking price cost only about $70 per sq ft. I would suggest offering about $117,300 on this one for an initial starting price. It is 3 bedroom, 3 bath, 2 car garage, a large 10,574 sq ft lot, and the only down side I can see is that it is a slab and many buyers want a basement. Builder's name is Grand Builders, Inc. This one will go very quickly!!"

One of my clients set up an appointment with me one hour later to see the house which was in excellent shape. He had me right up an offer on the spot. It got accepted. The buyer conducted inspections and the inspector agreed that he had never seen a foreclosed property in such great condition. The buyer will close on this house next week.

The listing agent let me know on that Saturday that there was one very angry Realtor because there was already an accepted offer and several other Realtors calling about this property wanting to get in to show their buyers. Homes for sale can drop in price at any time and if you aren't first on the draw, you miss out.

For the second example, on Saturday June 7th I received a phone call from a seller in Chicago IL who found me by searching online for Lawrence Kansas Real Estate. He explained how he had his Lawrence Kansas property on the MLS in 2006 for $99,000, then again in 2007 for $89,000, and that now he just wanted to sell it as an "empty lot" and wanted to know if I would consider listing it. I arranged the next day to meet his mom who was from Kansas City area to meet me at the Lawrence house that he wanted me to put on the MLS for sale.

Finding out about deals like this takes full time research. If you have a relative, or neighbor, or a friend who is a Realtor and they are part time in real estate they are never going to find deals like this. Even if they are full time, more than likely they will never find the best bargains for you. You have to have a Realtor who is actively looking for the best deals, who can be easily found online by a motivated seller who wants to sell, and who stays on top of price changes continuously.
