Hawaii Active Rain Gathering Hosts Sally and Randy

Hi All,

I'm writing this while in the CRS Sellabration in Hawaii.  I had a wonderful time at the Hawaii Active Rain Gathering with hosts Sally and Randy.  Sally has already blogged on this gathering so be sure to visit there and leave some comments until I am able to post my pictures.  Randy's blog (Members Only) also tells about the Gathering so be sure to stop by there as well.

Guests were flying in from everywhere, even an uninvited guest crashed the party and landed on Jeff Dowler.  I guess it was the shirt!

December 2007 MLS Stats for Topeka Kansas Real Estate and Surrounding Area - Homes that SOLD Topeka Kansas area

December 2007 Topeka Kansas Real Estate and the surrounding area SOLD's was only 196 homes vs. 252 last month.  The average DOM (Days on Market) was 64 days vs. 72 days in Novemeber so homes closed a little quicker.  $125,191 was the Topeka area homes average SOLD price vs. $123,355 in November.  Overall, fewer homes were SOLD throughout Topeka Kansas area in the month of December but for a slightly higher average price.  Below are all the stats for the whole county.

December 2007 Lawrence Kansas Real Estate SOLD's was only 38 homes vs. 55 last month.  The average DOM (Days on Market) was 160 days.  $197,704 was the Lawrence homes average SOLD price.  Overall, fewer homes and lower priced homes were SOLD throughout Douglas County Kansas in the month of December.  Below are all the stats for the whole county.

Dec. 2007 brought the sale of only 42 homes; Nov was 74 homes and Oct was 68 homes

Baldwin (1) avg. price $137,500

Eudora (1) avg. price $115,000

NW Lawrence (19) avg. price $229,689

NE Lawrence (5) avg. price $111,934

SW Lawrence (5) avg. price $275,412

SE Lawrence (9) avg. price $134,659

Rural Lawrence (2) avg. price $193,000

$675,000 was the highest price and $80,067 was the lowest price

Average DOM (days on market) was 150 vs. 117 last month with homes receiving 94% of avg. ask price vs. 95% last month which points to weak seller/strong buyer market. 760 homes are on the market.
