September 2007 MLS Stats for Baldwin Kansas Real Estate - Homes that SOLD

September 2007 brought the sale of only 49 Douglas County homes which was way down from last month's 136 homes and July's 184 homes.  Average DOM (days on market) was 94 which is up from 74 from last month.  Homes being SOLD for the next several months, on average, should take at least three months to sell.  When you subtract the usual 30 days until closing, homes are really only on the market for about 64 days.

Baldwin Kansas Real Estate had only 3 homes sell this past month with an average price $173,000.  Average DOM for Baldwin was 122 days so it takes about a month longer to sell a home in Baldwin than in other areas of the county.

For Baldwin, $214,000 was the highest price and $108,000 was the lowest price.  For the whole county, $450,000 was the highest price and $79,000 was the lowest price.

Lawrence Kansas Real Estate had only 43 homes sell this past month with an average price $202,208.  This was way down from 115 in August with an average price $191,756 and also July which had 155 homes sell with an average price of $185,161.  Average DOM for Lawrence was 85 days vs. 70 days in August and 68 days in July.

For Lawrence, $450,000 was the highest price and $79,000 was the lowest price which were the same figures for the whole county.

Northwest Lawrence had 19 homes SOLD with an average price of $221,105.

Northeast Lawrence had 6 homes SOLD with an average price of $168,550.

Southwest Lawrence had 10 homes SOLD with an average price of $214,423.

Southeast Lawrence had 5 homes SOLD with an average price of $130,720.

Rural Lawrence had 3 homes SOLD with an average price of $228,267.

Eudora Kansas Real Estate had only 3 homes sell this past month with an average price $167,967.  This was cut in half from August which had 6 homes sell with an average price of $176,986.  Average DOM for Eudora was 209 days vs. 74 days in August.

For Eudora, $199,000 was the highest price and $110,000 was the lowest price.  For the whole county, $450,000 was the highest price and $79,000 was the lowest price.

My First Real Estate Show

After having been with Visual Tours for over a year, I have decided to start on Real Estate Show.  Not that there was anything wrong with Visual Tours but I liked the more elegant look to the Real Estate Tour.  AR's Jeff Turner personally answered some of my questions and customer service answered the phone and spoke clear English (as did Visual Tours) and took care of my validation quickly.  I was up and running in no time at all and ready to start my first show. 

The flow of adding the nine photos and captions for a 60 second show (they also have a five photo 30 second show) was very easy and the tour was officially created.  There were some descriptions, photo order, additional photos (did not appear to be any upward limit of photos that could be added, and a flyer that needed to be created by clicking the link.

Below is the result of my first show and may there be many more.  This is one I am taking to a listing presentation to an unrepresented seller.  I hope it will WOW them.  I hope you will enjoy it as well!  Now I just have about twenty more tours to switch over to shows!

My First Year AR Anniversary at 100,000 points

On 10-11-06, not quite one year ago, I activated my AR profile and scored my first 100 points.  Little did I know how much I would be learning from this fabulous AR community.  I wrote my first blog that day on Blog Entry: So what's an ePro?

The next day I started trying to help others in the AR community just as I was being helped by posting Blog Entry: Thinking About Selling Your Home? Tip 1 which was soon followed up by Blog Entry: Thinking About Selling Your Home? Tip 2 and Blog Entry: Thinking About Selling Your Home? Tip 3 the next day.

I then moved into Blog Entry: Winning over FSBO's Tip 1, Blog Entry: Winning over FSBO's Tip 2, and Blog Entry: Winning over FSBO's Tip 3 the day after that.

I won't bore you with all the tutorial type blogs on Time Management, Windows Keys and Keyboard Shortcuts, How to Find the Best Investment Properties, How to Improve Your Credit Score, Using Mapping Tools, and Handling Objections (there have been 336 so far with this one being 337).  I have received 619 comments that I appreciate and I have made 663 comments that I hope others have appreciated.

For the most part, we all get along fine in the Rain.  BB has disagreed with me on an occasion but with him being the gentleman that he is, he shared his points of disagreement and did not embarass or harass me.  He is a great addition to AR and have learned from his many blogs.  I wish I could thank all the others individually that I have learned from as well.  I also appreciate the AR moderators for putting this community together that not only benefits each one of us but allows us to communicate to consumers our professionalism, our marketing skills, how we listen to consumers' needs, and how we are here to serve them and answer their questions.

While I have now qualified to post to The Activerain Silver Star Hall of Fame by hitting the 100,000 mark, I don't want anyone to think that I should be listened to any more than the person getting started with only a few thousand points.  I have gleaned many things from people new to the Rain with very few points.

Tools of the Trade Tip 10

The tenth Tools of the Trade Tip is on how to calculate future values.  No I'm not a mind reader.  Future value answers the question of what will a future value be on a property or investment.

First, it is a good idea to do these on a financial calculator.  I purchased the HP 10B II.  However, Pat Zaby has a software financial calculator that can be downloaded for free from his www.PatZaby.com website.  I took a CRS course from him and learned quite a bit but I had already downloaded his calculator before taking the course.

Let's say you are planning on investing in a $100,000 rental property that you anticipate will gain 7% per year and that your goal will be to sell it in six years, and you want to know what it will be worth at that time.

After turning your financial calulator on and hitting the orange "C All" which means Clear All registers you would enter 6 and then hit the "N" key to enter the Time (duration).  You would then enter a 7 and then hit the "I/YR" to enter the interest rate or in this case growth percentage per year.  The present value is $100,000 so 100000 gets entered next which due to math rules for most calculators must have the sign changed by hitting the "+-" key and then entering it with the "PV" key for Present Value.  Then the only thing left to do is hit the "FV" key to determine Future Value in 6 years at 7% increase in value per year.  The answer you should get is $150,073.04.

Say you wanted to save up for a down payment by investing $3000 once each year (just $250 per month).  The interest on the CD account is 4.4%.  How much down payment will you have in 5 years?  Entering 5 in the "N", 4.4 in the "I/Yr", and 3000 in the "PMT" register (remember to change the sign), you get $16,379.37 that is saved up for the down payment.

Tools of the Trade Tip 9

 

The ninth Tools of the Trade Tip is on how to find files on your computer very quickly. 

I know it's here someplace but where did I put it.  MS Windows Explorer has a file find utility but it is very slow.  To speed the search process up to where the file can be found as fast as you can find something on Google, you actually use a Google tool.

Go to http://www.desktopgoogle.com/ and download the tool.  There are two options: 1) Where your search phrases and search patterns are sent to Google and 2) Where your search phrases and search patterns are not sent to Google.  I chose the latter.

Here is a screen shot of my computer when I typed in on my Desktop Google the phrase sellers disclosure.  As you can see there are three categories: 1) emails, 2) files, and 3) web history.  The default shows all possibilities but you can select just files or just emails, etc.

The following screen shot has a circled insert that shows how you can further narrow the search by just lloking for .pdf or .doc files.  The results for a desktop search takes under a second.  Not bad for a free download.

Tools of the Trade Tip 8

The eighth Tools of the Trade Tip is on how to do screenshots.  Screenshots are also referred to as using the PrtSc key, a screen dump, and doing a print screen.

Many people have hit the PrtSc key and have thought that the computer didn't do anything.  However, a picture of the screen was just copied in to memory.  The problem is how to get that screen shot to appear in a usable format.

One way to see this screen picture (referred to as PrtSc from now on) would be to open a photo editing software program and do a CTRL-V to paste it in.  The PrtSc can then be edited, cropped, added to, etc.  Here is a PrtSc I just did while I was writing this blog.

Tools of the Trade Tip 7

The seventh Tools of the Trade Tip is on how to keep from having three people trying to huddle closely around a laptop screen to look at properties together.

While many buyers are researching homes on their own now by going to websites like my http://www.ihaveaddresses.com/ and http://www.residencetours.com/ there are still times when I find myself in front of my laptop trying to show them some feature sheets, photos, dimensions, county info, etc.

This is when an extra full size monitor comes in handy.  You just plug the monitor cable into the laptop and hit the "Fn" key plus the "F5" key (varies from laptop to laptop) to select the two display option.  Here's a screenshot I took while writiing this blog.

Tools of the Trade Tip 6

The sixth Tools of the Trade Tip is on how to do mobile printing and scanning.

My car is my fourth office.  I can print and scan and email from my car using wireless internet, an HP Photosmart 4100 series printer/scanner, and a AC/DC car adapter.

While not as portable as some of the smaller footprint models out there, the speed, ease of use, push button menu that works without a pc to make a copy for someone, easy on the cartridges/cost, and lightweight features of the HP Photosmart 4100 series printer/scanner made it the right choice for me.

The printer works great at open houses to print out the feature sheet on another home if the one the buyer came to see is not the right fit for them.  You can write up a contract right at the house you have just shown.  Clients appreciate time savers like this to where they don't have to go back to an office someplace and that all the tools I need are with me.

You've heard the joke, "Quick, what's the number for 911?"

While even children know 911, many other numbers may not be as easy to find in an emergency.  People used to use phone books but now most people use the internet.  However, may I suggest that you print out this page of numbers and keep it on the refrigerator or someplace handy where it can be accessed in an emergency.

Tools of the Trade Tip 5

The fifth Tools of the Trade Tip is on how to edit the photos you take of your homes.  I use Corel's Paint Shop Pro XI.  Paint Shop Pro (PSP) got bought out by Corel a few years ago and Corel continues PSP's annual upgrade.  There has just been a new release but I have not bought it yet.

While PSP ranges in price from $99 to $129 retail, one can get it on eBay for as low as $20 to $25.

While I am not very talented in using this very powerful tool, below are just a few examples of what can be done all with the same photo.  The original photo is the first one with all the other photos being cropped, text and graphics added, shape altered, etc.  I realize the photos that were cropped needed to be brightened up some but I didn't have time to play with them for this blog.  I just wanted to demo some of the things that could be done using this very powerful tool.

Tools of the Trade Tip 4

The fourth Tools of the Trade Tip is on how to get access to the office computer when I am out of the office.  Sure, you could get rid of the office computer and just take your laptop with you wherever you go.  However, if you are not yet to that step, accessing your office computer remotely is the next best thing.

I do so by using http://www.gotomypc.com/ which allows me to access my office computer from any other computer wherever I am in the world with an internet connection.  There are other remote tools such as ShowMyPC.com, WebEx, MS Net Meeting, PCAnywhere, etc.

The remote access is available for as low as free to several hundred dollars a year.  I use http://www.gotomypc.com/ due to its ease of use, quality of display of the remote pc's screen (which has improved from earlier versions), mulit-level security, and transfer of files speed.

Once you connect to your office pc you can run applications that are on your pc, check email, transfer files to another pc, and you can print documents on both the remote pc and the local pc that you are using to connect to the remote pc.

http://www.gotomypc.com/ is an excellent tool if you have a virtual assistant or personal assistant and you need to demo some new feature you want to add in a visual tour or show hoe to make changes on your website.  You just take your mouse and the assistant can watch on the pc to see how the work is to be done.

Tools of the Trade Tip 3

The third Tools of the Trade Tip is on how to get flyers made.  A lot of my business involves helping my clients understand the market, understand the processes and systems involved in buying a home and selling a home.  Lawrence Kansas Real Estate is no different than any other area of the country when it comes to needing to know what a fair price is for the property involved.

I have thousands of flyers I have created which I email, mail, and hand out and I use primarily MS Publisher to create them.  MS Publisher 2007 is available for anywhere between $79 and $106 if purchased separately from MS Office.

MS Publisher allows you to piece together in frames (boxes) such things as graphics and text which can be moved around to best make use of the space available on the paper used for printing out your flyer.  Newspapers use similar yet more complex "publishing" software to design their newspaper.

I use MS Publisher to create my newsletters also.  I then use PrimoPDF to change the format to .pdf (Tools of the Trade Tip 1) so I can upload it using CoffeeCup FTP to my host server (Tools of the Trade Tip 2) so I can provide the link to my clients.

Tools of the Trade Tip 2

The second Tools of the Trade Tip is on how to get web pages that you create and photos and documents you need to share uploaded to a website.

CoffeeCup FTP is a FREE trial program that can be downloaded at http://www.coffeecup.com/software that you can use to see if you like it.  It is then $34 to purchase.

CuteFTP is another program that does the same thing and sells for $60 and also has a trial download at http://www.cuteftp.com/downloads.

Choose one of these programs and use the help files found in the software or at http://www.coffeecup.com/direct-ftp/help for CoffeeCup FTP or the knowledge base at http://kb.globalscape.com/ for CuteFTP.

The program will upload your files to a server (computer) that hosts your files for others to see on the web.  I upload sellers' disclosures, visual tours, photos, county appraisal information, my newsletter, and much more and then provide the link to my clients to access the files.  You also send the updated version of your web page using FTP.

The process is reversible in that you can download using ftp as well.  I make a backup of my websites and files I have uploaded by downloading all the files and then burning them to a cd so if the host server were to go down, I wouldn't have to try to figure out everything I had uploaded to the various servers I use.

Tools of the Trade Tip 1

The first Tools of the Trade Tip is on how to get various documents into .pdf files.  I have had lenders, appraisers, title companies, and other industry related professionals send me documents which could not be opened.

PDF stands for Portable Document Format and is a universal format that preserves most if not all the fonts and sizes, graphics, and formatting of the original document and allows everyone to have the ability to open the .pdf file by using Adobe Acrobat Reader (a free program that comes with most computers but can be downloaded at http://www.adobe.com/downloads if you do not have it).

I used to use a proprietary .pdf converter but now I use PrimoPDF which can be found at http://www.primopdf.com/ and can be downloaded at http://www.download.com/ for FREE.

The program will convert your email, document, spreadsheet, database, photo, MS Publisher, MS PowerPoint and many other file formats.  You can even append a second document to the first document making it a multiple page .pdf file.

http://www.primopdf.com/primopdf_support_manual.aspx provides a user manual which explains how to make the conversion and how to save the new file created.

Windows Keyboard Shortcuts to Help You

Ever deleted some text accidently and wished there was a way to get it back?  You will want to read this whole blog to find out how a couple of key strokes will restore what you accidently deleted in most instances.

While most pc users know what CTRL-A, CTRL-C, CTRL-V, and CTRL-X do, there are many other keyboard shortcuts.  I won't go into the Windows Keys shortcuts again here since they are found in this blog. As I mentioned in the Windows Keys shortcuts blog, the reason learning these shortcuts is faster is that they can be done without the mouse so if you are typing an email or a document you can highlight some text on the keyboard using the Shift key and the arrow keys and Home and End keys.

Just in case you only use your mouse and right click or select "Edit" at the top of Windows, I will also explain what CTRL-A, CTRL-C, CTRL-V, and CTRL-X do.

Hold the CTRL key down and then tap the A key to select all text in a browser window, an email, a document, a spreadsheet, a database, etc.  Once you have selected all the text you can do some or all of the CTRL-C, CTRL-V, and CTRL-X options.

Hold the CTRL key down and then tap the C key to copy all the text highlighted on to the clipboard (a retrievable memory area in the pc).  The copied text can be retrieved (see CTRL-V below).

Hold the CTRL key down and then tap the X key to cut out the text (X looks a little like scissors; besides C was already taken for Copy).  Cutting out thehighlighted text will also put the text in the clipboard memory to be retrieved if you choose to do so by using the following.

Hold the CTRL key down and then tap the V key to take whatever is in the clipboard and paste it into the document, email, spreadsheet, etc.

So putting some of this together:

If I type this line and then hold the Shift key and hit the Home key it will highlight back to the start of the line.  With it highlighted, I could then type CTRL-C to copy and then CTRL-V to paste which would make another copy of the line I had just typed as shown below:

If I type this and then hold down the Shift key and hit the Home key it will highlight back to the start of the line.

Teachers use this to print out those little slips to send home with the students about a meeting like the following and then just use a paper cutter.  They only have to type the line once and then highlight it using Shift-Home, do a CTRL-C to copy it, and then for the number of copies needed on the page one would hit the Enter key twice and then CTRL-V to paste it that number of times so it looks as follows.

There is a Parent-Teacher meeting tonight at 7pm.

There is a Parent-Teacher meeting tonight at 7pm.

There is a Parent-Teacher meeting tonight at 7pm.

etc.

Now for Realtors, there are many uses as well.  Say you are making a flyer and you want to include the room dimensions.

You could type the first line below and copy the following line eight times so it looks like the following:

Living Room 16'x9' on first floor.

Living Room 16'x9' on first floor.

Living Room 16'x9' on first floor.

Living Room 16'x9' on first floor.

Living Room 16'x9' on first floor.

Living Room 16'x9' on first floor.

Living Room 16'x9' on first floor.

After doing that, you would just go back and edit the changes to make the following:

Living Room 16'x9' on first floor.

Dining Room 12'x9' on first floor.

Kitchen 12'x11' on first floor.

Master Bedroom 14'x12' on first floor.

2nd Bedroom 12'x10' on second floor.

3rd Bedroom 11'x10' on second floor.

Office 10'x9' on second floor.

2nd Living Room 18'x14' in basement.

4th Bedroom 12'x12' in basement.

Anything that you need to type that is repetitive can make use of these Windows shortcut keys.

Other CTRL shortcuts are:

Hold the CTRL key down and then tap the B key to turn on Boldface type.  This is in boldface.  CTRL-B again will turn it off.

Hold the CTRL key down and then tap the I key to turn on Italics type.  This is in italics.  CTRL-I again will turn it off. 

Hold the CTRL key down and then tap the U key to turn on Underlined type.  This is underlined.  CTRL-U again will turn it off.  NOTE: CTRL B and then CTRL I and CTRL U will make Boldface, Italics, Underlined text.

Some shortcuts vary depending on whether you are in a browser window, an email, a document, a spreadsheet, a database, etc.  The following are some examples and are identified as to where they work.

Hold the CTRL key down and then tap the D key in a document to open the Font dialog box.

Some of the more common document shortcuts follow:

CTRL and SHIFT and SPACEBAR Creates a nonbreaking space
CTRL and HYPHEN Creates a nonbreaking hyphen
CTRL and SHIFT and < Decreases font size
CTRL and SHIFT and > Increases font size
CTRL and SPACEBAR Removes paragraph or character formatting
CTRL and Z Allows you to undo the last action (NOTE:  This comes in very handy if you accidently erased something.  Remember CTRL-Z!!)
CTRL and Y Allows you to redo the last action

In an Internet Explorer browser the following will work:

F1 key will bring up the help menu.

F5 key will refresh the page.

F11 key will toggle between full screen and back to original screen.

Alt-Home will take you to your Home page.

Backspace will take you back one page.

CTRL-D will add the current page to your Favorites.

CTRL-F will open a Find dialog box where you can search for a word or phrase on the page.

CTRL-H will open the History box of what pages you have visited that day and for other days of the week.

CTRL-I will open the favorites.

CTRL-N will open a new browser window.

CTRL-W will close the current window (as will Alt-F4).

This should be enough to get you started playing with the Windows shortcut keys.  Remember, that the same Windows shortcut may have different effects in different instances.  When playing around with these, it would be good to be working with a copy of the file and not the original.

Windows Keys' Shortcuts to Help You

Whether you are looking at my http://www.letrobdoit.com/ website or writing me an email or reading my newsletter on the Lawrence Kansas Real Estate market, Windows keys' shortcuts will help you navigate between windows, help you find something on your computer, and many other things.

The Windows key appears in different locations on different keyboards but it has 4 "wavy" windows on the key (the Microsoft Windows Logo).  Here's the list in alphabetical order.  Try them out...they won't hurt your computer and will help you save time.

Tap the Windows key to get the Start Menu to appear.  This allows you to keep your hands on the keyboard if you are typing so you don't have to grab your mouse, move the cursor to the Start button, and then click to get the Start Menu.

Hold the Windows key down and then tap the D key to minimize all windows.  Repeating Windows-D will restore all the windows.

Hold the Windows key down and then tap the E key to display Windows Explorer.

Hold the Windows key down and then tap the F key to search for files on your computer.  NOTE: Downloading Google Desktop is a much faster way of searching for files on your computer.

Hold the Windows key down and hold down the CTRL key then tap the F key to search for a computer if you are on a network.

Hold the Windows key down and then tap the F1 key to display Windows Help.

Hold the Windows key down and then tap the L key to "lock" the keyboard.  NOTE:  If you have a password for your user account, your password will need to be entered.  If you don't have a password, this doesn't really lock the keyboard but takes you out to the user accounts on the computer.

Hold the Windows key down and then tap the M key to minimize all windows.

Hold the Windows key down and the shift key then tap the M key to undo minimize all windows.

Hold the Windows key down and then tap the R key to display the "Run" menu.  NOTE: If you have not used this before, type in the word calc and click ok or tap the enter key.  The Calc program will load.

Hold the Windows key down and then tap the U key to open the Utility Manager which will also open the Narrator which you can have all kinds of fun with!

Hold the Windows key down and then tap the "Break" key to open the System Properties menu.
