No one can sell a house; including Realtors!

No one can sell a house; including Realtors!  Only a buyer can buy a house.

A buyer will not pay what a seller has to have to trade up.  A buyer will not pay what a seller has to have to pay off the second mortgage that was taken out on the house to buy a car, boat, medical expenses, or other items.  A buyer will only pay what they believe is a fair price for a house which will probably be based upon the competition of other homes and what the county has as the appraisal price. 

Therefore, a seller must think like a buyer when they list their house and if what the county has as the appraisal is not an accurate picture of the home's value, a private appraisal should be ordered.  If a seller wants the home to be bought by a buyer, it must be properly priced.  Proper pricing is when the home is priced at the low end of the competition and the high end of where other comparable homes have recently SOLD.

Speed Traps in the Lawrence Kansas Real Estate Area

By posting this information, I am not encouraging anyone to speed anywhere in Lawrence.  Please obey the speed limits wherever you drive.

However, locals know where most of the speeding tickets get written in Lawrence and people who are new to Lawrence should not be at a disadvantage and should be made aware of speed traps in the Lawrence Kansas Real Estate Area.  Again, please drive responsibly as we have many KU students in town and our children to be careful of.  Recently a USPS mail carrier was struck by a truck while crossing the street on his mail route.

1) Along 6th St just eastbound from Iowa St.

2) Along the one ways Kentucky St northbound and Tennessee St southbound usually between 19th St and 11th St.

3) Along Naismith Dr. usually between 19th St and 23rd St.

4) Along Massachusetts St. usually between 15th St and 23rd St.

5) Along W. 6th St west of Wakarusa and east of the K-10 by-pass.

6) Along Iowa St. just north and south of Harvard

7) Along Kasold between 9th and 13th

8) Hwy 59 south of Lawrence (KS State Police)

9) Back roads to Eudora: by the cemetary on 15th St east of Massachusetts and anywhere east as it becomes N 1500 Rd. to south on E. 1750 Rd and then east on N 1400 Rd which becomes 10th St (Old K-10) in Eudora (Douglas County Sheriff once one leaves Lawrence)

Shortcuts and Streets and Intersections to Avoid around Lawrence Kansas Real Estate

While Lawrence Kansas is not the Big Apple nor do we have traffic problems such as non-stop bumper to bumper or stop and go traffic, if you are new to the area, you might want to learn some of these shortcuts to avoid lots of traffic lights and excess traffic.  One should know that 23rd St. west of Iowa is called Clinton Parkway and 15th St. west of Iowa is called Bob Billings Parkway.

1) Unless attending the games, on KU game days one should avoid the campus area for one hour prior to the game through one hour after the game is over.  Also avoid 23rd St from Iowa St eastbound to K-10 after the game.  http://kuathletics.cstv.com/ will provide a countdown to game day to the second.

2) Iowa St., 23rd St. (K-10 to Iowa St.), and 6th St. (downtown to Iowa St.) should be avoided 8-9am and 4-6pm on weekdays.  Suggested alternatives would be 9th St. for 6th St. and Kentucky St. (northbound) and Tennessee St. (southbound) for Iowa St.  Also 31st St. should be used instead of 23rd St. between Haskell St. and Iowa St..

3) If you are heading northbound into Lawrence on Hwy 59 and are needing to go to the east side of Lawrence, one should take N 1250 Rd east to either E. 1400 Rd (becomes Louisiana St.) or E. 1500 Rd (becomes Haskell St.).

4) If going to Eudora from Lawrence one can take the back roads by getting on 15th St east of Massachusetts and continue east as it becomes N 1500 Rd. to south on E. 1750 Rd.  Then turn east on N 1400 Rd which becomes 10th St (Old K-10) in Eudora.  (One of my five offices is just east of Main St. at 112 E. 10th St.)

5) The one ways Kentucky St. (northbound) and Tennessee St. (southbound) should be used to avoid downtown traffic until one gets to the numbered street (6th, 7th, 8th, 9th, 10th, and 11th) they are heading to on Massachusetts.

6) Two ways to catch the K-10 bypass on the southwest side of Lawrence is to take Wakarusa south at Clinton Parkway and then jog west on W. 27th St. or to go south on Kasold St. to E. 1200 Rd.

July 2007 MLS Stats for Lawrence Kansas Real Estate - Homes that SOLD

July 2007 brought the sale of 184 Douglas County homes which was up from last month's 177 homes.  Average DOM (days on market) was 74 vs. last month was 87 (homes selling quite a bit faster).  It was nice to see both more homes being SOLD and being SOLD faster in July.

Northwest Lawrence Kansas Real Estate had 44 homes sell this past month with an average price $198,470.  This was down from June which had 65 homes sell with an average price of $233,517.  There was one home that SOLD in the this area for $48,000 that brought down the average price so much.

Northeast Lawrence Kansas Real Estate had 32 homes sell this past month with an average price $152,398.  This was down from June which had 22 homes sell with an average price of $153,157.

Southwest Lawrence Kansas Real Estate had 63 homes sell this past month with an average price $224,812.  This was way up from June which only had 31 homes sell with an average price of only $192,104.

Southeast Lawrence Kansas Real Estate had 67 homes sell this past month with an average price $147,881.  This was way up from June which only had 33 homes sell with an average price of $143,285.

For the whole county, $1,500,000 was the highest price and $48,000 was the lowest price.

Rural Douglas County only had 2 homes sell this past month with an average price $264,500.  This was down from June which had 5 homes sell with an average price of $324,000.

For the whole county, $1,500,000 was the highest price and $48,000 was the lowest price.

Fed Day - You have 15 minutes to respond!

Hi Active Rain Community,

I received this email from Bob Buchanan, a local mortgage specialist that I depend on for not only my buyers but also myself on upper end loans.  Any guesses which way it will go before the next 15 minutes are up?

"It's Fed Day and at 2:15pm Eastern Time, the Federal Reserve Board will release their interest rate decision and Monetary Policy statement. At the moment, Mortgage Bonds are basically in a holding pattern, just slightly up in advance of the news. My sources don't anticipate a cut by the Fed but we are watching for a potential reaction following the release which might necessitate a locking action. For now, we are in a floating stance in advance of the Fed announcement. If you have questions about what is happening in the market, please don't hesitate to call."
